At the southern end of the Périgord, tucked away from a minor country lane, this former 18th century farm with 31 hectares has been in the same family for four generations and remains in original condition, requiring full renovation. With living space of 140m², there are many outbuildings (approximate ground size of 450m²). The setting is peaceful and densely wooded: ideal for a hospitality based business or for recreating a small-holding. The land is largely made up of woodland with planted chestnuts producing between 4 and 5 tonnes per annum, providing an income). There are three small waterholes and rainwater recuperation systems (currently disconnected). The house (140m² of living space), is on two levels, comprising kitchen with fireplace (29m²), dining room (18m²), 4 bedrooms (12m², 16m², 22m², 25m²), one of which has distant views of the Château de Biron and a bathroom (6m²). An attic (80m²) and a cellar (32m²) provide scope for extending the living space. Adjoining the house at the back are several stone farm buildings (winery, two barns and shelter). Non-adjoining the house are : hangar (80m²), garage, chicken pen (24m²), pigsties, plum-drying oven, sheds and store-rooms. Local amenities at 5 km, Monpazier 7km. Bergerac airport 45 minutes’ drive.
